Your address is matched to the building outline the Commonwealth of Virginia maps for every home in the state.

Measure the roof
The outline is converted to a roof estimate with a factor fitted on 371 Central Virginia roofs we measured or installed. It allows for typical pitch, overhangs and waste.

Price it honestly
We price it from our own numbers for our one package, with GAF Timberline HDZ and the warranty included, shown as a range. When we're not confident, we say so instead of guessing.

No. It is a ballpark from aerial map data so you know roughly what to expect before anyone comes out. Your free in-person estimate gives you the exact, written price, and that is the number we stand behind.
How accurate is the instant estimate?
We tested it against 371 measured roofs in Central Virginia. About 8 in 10 came within 20%, and about 6 in 10 came within 10%. That is why we show a range, not one number.
Where does the measurement come from?
The Commonwealth of Virginia maps the outline of every building in the state. We take the outline of your house and estimate the roof with a factor fitted on roofs we have measured and installed in Central Virginia, which allows for typical pitch, overhangs and waste. Then we price it from our own numbers.
What's included in the price?
We have one package, and it includes GAF Timberline HDZ shingles, the GAF Silver Pledge Limited Warranty, and our 10-year transferable workmanship warranty. You get more for less: the shingle and the warranty are not upgrades you pay extra for. Replacement decking, if needed, is priced at the free inspection.
Why can't it price my roof?
Flat or low-slope roofs, very large or very complex roofs, and addresses that sit between buildings fool an aerial outline. A guess would mislead you, so we don't give one. We will measure it in person, free.
What can make the real price different?
Rotten decking under the old shingles, a second layer to tear off, chimneys and skylights, steep pitches, and how hard the roof is to get to. None of those show up from above.
Do you keep my address?
No. The address goes to Virginia's public mapping service to find the house outline and is not saved. We only get your address if you choose to send us your ballpark or request an estimate.
